The historic core of Rottingdean — the village green, High Street and the streets immediately surrounding St Margaret's Church — contains some of the most characterful older buildings in the Brighton area. Flint-faced properties with clay peg tile roofs, stone copings and traditional lime mortar detailing require a different approach to maintenance and repair than modern housing. We are experienced working on this type of building and understand the importance of matching materials and methods to the existing construction. Using inappropriate modern mortars or sealants on historic flintwork and masonry can cause accelerated deterioration, and we avoid this.

The village's position in a downland gap open to the sea gives it a coastal microclimate that differs noticeably from the more sheltered inland villages. While it does not experience the full cliff-top exposure of Saltdean or Peacehaven, the gap funnels southerly winds and Rottingdean properties — particularly those on the higher ground above the village — see meaningful wind loading on ridges, hip tiles and chimney stacks. We treat ridge bedding and flashing detailing here with the same care we apply to more directly coastal locations.

The twentieth-century housing around Rottingdean — the estates above the village and along the road towards Saltdean — is more conventional in construction but shares the same exposure issues. Concrete tile roofs on these properties are now in their third and fourth decade, and we regularly carry out batten and underlay replacement, partial re-roofing, and lead valley replacements as these systems reach the end of their service life.
