The most common sign is damp patches or staining on the ceiling or wall near the chimney breast, particularly after heavy rain. You may also see visible gaps or lifting at the point where the lead meets the brickwork, or mortar-only repairs that have cracked away. Any of these warrant a proper inspection.
Step flashing consists of individual lead pieces that interleave with each course of tiles up the side of a chimney. An apron (or front apron) is a single larger lead sheet that covers the joint at the base of the chimney where it meets the roof slope. Both need to be properly dressed and sealed to prevent water ingress.
Small holes or isolated lifting can sometimes be repaired with lead-welding or sealant, but only where the lead itself is in good overall condition. Where flashing has corroded through, pulled away from the chase, or was never correctly installed, a full replacement is the right solution — repairs to failing lead tend to fail again within a season or two.
Render can trap moisture against the brickwork if it cracks slightly and allows water in but not out. Over years this causes the mortar joints and occasionally the face of the bricks to erode from within — sometimes worse than what is visible on the surface. This is why stripping back to a sound substrate before applying new render is essential.
