Chimney Repair & Restoration in Brighton

Full chimney stack rebuild and render restoration on a Brighton property — cracked render, loose brickwork and failed flaunching all repaired by Kirby's BPM.

Project Details

The Problem

This Brighton chimney had suffered extensive weather damage — cracked render, loose brickwork and failing flaunching. These are common issues for older homes exposed to coastal conditions, and left untreated they lead to leaks, damp penetration and structural instability. The chimney had deteriorated to the point where patching was no longer a viable option.

The Work

Our team carried out a complete rebuild of the damaged areas. All blown and unstable render was removed and new brickwork installed where needed. Stainless steel beads were fitted to reinforce the edges before applying a high-strength, weather-resistant sand and cement render. We also restored the coping stones and re-flaunched the chimney to ensure proper water run-off.

The Result

A fully restored, watertight chimney stack that looks clean and modern and is now structurally secure — built to withstand harsh coastal weather for years to come.

Frequently Asked Questions

How do I know if my chimney needs repointing or a full render?

If the render is cracking, hollow-sounding when tapped, or pulling away from the brickwork, it needs to come off. Loose or crumbling mortar joints between bricks typically need repointing. On coastal properties like many in Brighton, both problems often occur together due to salt air and freeze-thaw cycles — a proper inspection will identify what is structurally sound and what needs replacing.

What is flaunching and why does it fail?

Flaunching is the cement mortar bed that holds chimney pots in place and directs rainwater away from the top of the stack. It cracks over time through thermal expansion, frost action and general weathering. Failed flaunching allows water into the mortar joints beneath, accelerating deterioration and potentially loosening the pot — a safety hazard.

Can you match the render finish to the rest of the chimney?

Yes. We use the correct sand-to-cement ratios and finishing techniques to match the texture and profile of the surrounding render as closely as possible. On older properties there is always some colour variation until weathering evens things out, but the finish will be consistent in texture.

How long does chimney render last once repaired?

A properly applied, weather-resistant sand and cement render on a well-prepared surface should last 15–25 years in typical conditions. Coastal exposure can shorten this, which is why we use higher-strength mixes and ensure all edges are reinforced with stainless steel beads to prevent cracking at vulnerable corners.
