Peacehaven was developed largely as a planned settlement from the early 1920s onwards, and the characteristic housing stock reflects that origin: bungalows and two-storey detached and semi-detached houses laid out on a grid, predominantly with concrete or clay tile pitched roofs and occasional flat-roofed additions. The interwar bungalows in particular — many of them now in their second century — are at a stage where roofing components are reaching the end of their designed lifespan simultaneously: tiles, battens, underlay and flashings all installed in the same decade.

The clifftop elevation is the single most important environmental factor affecting Peacehaven properties. Properties along the cliff-edge streets sit at the full exposure of the prevailing south-westerly winds with no shelter from other buildings or topography. Wind uplift on tiles and flashings here is meaningfully higher than in lower-lying coastal communities, and we have seen instances of ridge tiles and lead flashings displaced during moderate storms that would not have caused the same damage elsewhere. We always recommend full mechanical fixing — rather than mortar bedding alone — for ridges and verges on Peacehaven properties.

The chalk subsoil that runs along this stretch of the South Downs coastal strip does not affect roofing directly, but it is worth noting that surface drainage is rapid and foundations can be subject to slight movement; we have occasionally encountered roof structures in Peacehaven where ongoing minor movement has displaced lead flashings at abutments. We check for this during any assessment work.
