A disused stack that is structurally sound and properly capped can be left in place. However, if the brickwork is deteriorating or the base has crumbled internally — as it had on this property — the stack becomes a structural risk and should be removed before it causes further damage to the roof or becomes a falling hazard.
Chimneys pass through the roof structure and the surrounding timbers are often cut and supported by the stack itself. When the stack is removed, those timbers need to be properly reinstated, trimmed, noggled and supported. Skipping this step leaves the roof weakened around the opening, which is why a chimney removal is always a carpentry job as much as a roofing one.
The goal is always to blend the repair as seamlessly as possible using matching tiles. An exact colour match with weathered original tiles is rarely achievable immediately, but the new tiles will weather to a similar appearance over a season or two. If matching tiles are unavailable, we discuss options with the client before starting work.
In most cases chimney removal on a standard domestic property is permitted development and does not require planning permission.
