Chimney Stack Removal & Roof Structure Rebuild in Brighton

Disused chimney stack safely removed and surrounding roof structure fully rebuilt on a Brighton property — tiles, timbers and ridge all restored.

Project Details

For this project, we were called to a property in Brighton where the old disused chimney stack had become structurally unsafe. Water ingress, deteriorating brickwork and long-term weathering had caused the chimney base to crumble internally, leading to sagging tiles and instability in the surrounding roof structure. To ensure the property remained safe and watertight, our team carried out a full chimney stack removal and roof reconstruction. The ridge tiles and surrounding concrete tiles were carefully stripped back to expose the damaged area. Once the chimney was dismantled, we removed all debris and assessed the supporting timbers, which had also weakened over time. We installed new structural timbers and securely fixed fresh battens, followed by a high-performance breathable membrane to properly weatherproof the area. The roof was then re-tiled using matching concrete tiles to blend seamlessly with the existing roof. The ridge line was re-bedded and pointed for strength, ensuring a solid and long-lasting finish. This work has restored the roof's structural integrity, eliminated the risk of leaks, and significantly improved the property's overall safety. If you need chimney removals, roof timber repairs, tile replacement, ridge re-bedding, or full roof restoration in Brighton, our experienced roofing team offers reliable and professional solutions built to last.

Frequently Asked Questions

A disused stack that is structurally sound and properly capped can be left in place. However, if the brickwork is deteriorating or the base has crumbled internally — as it had on this property — the stack becomes a structural risk and should be removed before it causes further damage to the roof or becomes a falling hazard.

Chimneys pass through the roof structure and the surrounding timbers are often cut and supported by the stack itself. When the stack is removed, those timbers need to be properly reinstated, trimmed, noggled and supported. Skipping this step leaves the roof weakened around the opening, which is why a chimney removal is always a carpentry job as much as a roofing one.

The goal is always to blend the repair as seamlessly as possible using matching tiles. An exact colour match with weathered original tiles is rarely achievable immediately, but the new tiles will weather to a similar appearance over a season or two. If matching tiles are unavailable, we discuss options with the client before starting work.

In most cases chimney removal on a standard domestic property is permitted development and does not require planning permission. However, if your property is listed or in a designated conservation area, consent may be required. We recommend checking with your local authority before any work is commissioned.
