The Problem
Front garden walls on Brighton's terraced streets take a beating. Decades of ground movement, rain, frost and traffic vibration all take their toll on the footings underneath. On this property the original footings had failed, causing the wall to lean and the brickwork to crack along the mortar lines. Patching wouldn't have lasted — the only proper fix was to take the wall back, redo the foundations, and rebuild from there.
The Work
The project ran in three stages:
- Demolition and excavation. We took the failed wall down carefully, salvaging reclaimed bricks where they were sound. The old footings were dug out down to firm sub-base.
- New footings. We poured fresh concrete footings to current standards — properly sized and reinforced for the height of the wall above. This is the part most rebuilds skimp on; we don't.
- Rebuild and render. The wall was rebuilt to the original line, tying neatly into the neighbouring property's existing wall. Once cured, we applied a sand-and-cement render finish with a scratch-coat texture, ready for the client to paint to match the rest of the property.
The Result
A structurally sound front garden wall that will outlast the next several decades of Brighton weather. The render gives a clean, uniform finish that's easy to maintain and ready for the client's chosen colour. The wall ties cleanly into the original adjoining brickwork on the neighbouring property.
This kind of work is common on Brighton's Victorian and Edwardian terraced streets, where front garden walls were often built with shallow footings that have aged out over the past 100+ years. Frequently Asked Questions
For a typical domestic front garden wall up to about 1 metre high, footings should go down at least 450–600 mm into undisturbed ground, wider than the wall on each side. On clay soils, common in Brighton, deeper footings may be needed because clay shrinks and swells with moisture changes. We size footings properly for the wall and ground conditions — undersized footings are the most common cause of wall failure.
Often yes, if they are structurally sound. We salvage any bricks that are clean, uncracked and free of spalling. Reusing original bricks helps the finished wall blend with neighbouring properties, which matters on terraced streets where the walls are all part of the same visual run.
Rebuilding to the same height and footprint as the existing wall is generally permitted development. However, if the wall is adjacent to a highway and over 1 metre high, or over 2 metres anywhere else, planning permission may be required. We can advise during the assessment visit based on your specific property.
Sand-and-cement render needs to cure for a minimum of 4 weeks before painting, and ideally longer in cooler months. Painting too early traps moisture and can cause the render to crack or the paint to blister. We will advise on timing based on the season and conditions when the work is completed.
